Structural drying in Wiltshire

A building dries from the inside out. The surface goes first and looks finished long before the plaster, the screed or the timber underneath has given anything up.

What it involves

Controlled drying with the right equipment for the material, not guesswork.

Drying is a controlled process, not a matter of leaving fans running. Water leaves a material only as fast as it can travel to the surface, and that rate depends on what the material is, how thick it is, how warm it is and how dry the air around it is. Change those conditions in the right order and a building dries; change them badly and you drive moisture deeper or cause secondary damage.

A dehumidifier and an air mover do completely different jobs, and one without the other is half a setup. The dehumidifier removes water from the air so the air can accept more. The air mover breaks the still, saturated boundary layer sitting against a wet surface so evaporation can continue. Run air movers alone and you simply move humid air around the house and into rooms that were dry.

Different materials need different approaches. Gypsum plaster gives water up quickly. Dense Bath stone and lime plaster give it up slowly and will crack or spall if pushed too hard. A screed with insulation under it may need targeted drying through the slab edge rather than surface airflow. Chipboard flooring that has swollen is usually not coming back and should be identified early rather than dried for a fortnight first.

Throughout, readings are taken at fixed points and logged with the date and time. Those readings are the whole basis of the job: they show whether the setup is working, when to move equipment, and when the property has genuinely reached its dry standard rather than just feeling dry.

+How do you know when it is dry?

By readings, taken at the same points every visit, compared against a dry standard taken from an unaffected part of the same building. When the affected readings match, it is dry. Not before.

+Can I just use my own dehumidifier?

A domestic unit will help a damp room. It will not dry a building structure — the extraction rate is a fraction of a professional LGR machine, and you would still have no airflow across wet surfaces and no readings. We hire out the proper kit if you want to run it yourself.

+How much does the equipment cost to run?

A typical domestic setup uses meaningful electricity, and on an insured claim that cost can normally be reclaimed. We log the equipment and the run hours so the figure is evidenced rather than estimated.

+Will the equipment be noisy?

Yes. Air movers are loud and dehumidifiers hum constantly. We position them to keep at least one room usable where the layout allows.

The Victorian and Edwardian terraces across Trowbridge and Westbury almost all have suspended timber ground floors, and that void is the whole drying problem. Water sits on the oversite below the joists where no airflow reaches it, the boards above dry in two days and the room reads dry while the void is still saturated. We dry these through targeted airflow into the void, usually via lifted boards or the airbricks, and meter the joist ends rather than the floor surface.
