Moisture monitoring and drying reports in Wiltshire
Dry is a number, not an opinion. A drying job is only finished when the readings in the affected material match the readings in the same material somewhere unaffected — and the record of getting there is what an insurer pays against and what tells a builder it is safe to start.
What it involves
Documented readings your insurer will accept.
At the start of a job we establish a dry standard: readings taken from the same material in an unaffected part of the building. That is the target. Without it you are comparing against a textbook figure that may have nothing to do with this property.
Then fixed monitoring points are chosen and marked, and the same points are read on every visit. Moving the probe around produces a chart that goes up and down for no reason and convinces nobody. Same points, same depth, same meter.
Ambient conditions are logged alongside the material readings — temperature, relative humidity and specific humidity inside the drying area and outside it. Those numbers explain the material readings and show whether the equipment setup is doing anything. A day with no movement is information, not an embarrassment.
At the end you get a drying report: the readings over time, the equipment used and its run hours, photographs, and a clear statement of the dry standard reached and the date it was reached. That is the document that closes a claim and releases the repair work.

+What is a dry standard?
The reading taken from the same material in an unaffected part of the same building. It is the only target that means anything, because two identical houses can sit at different normal moisture levels.
+How often do you take readings?
Daily at the start of a job, then less frequently as the curve flattens. Every reading is dated and located.
+Will my insurer accept your report?
It is written in the format adjusters work with: dry standard, readings over time, ambient conditions, equipment and run hours, photographs and a final statement. We deal with adjusters directly where that helps.
+Can you monitor a job someone else dried?
Yes. We are asked to do that fairly often, usually when equipment has been running a long time and nobody can say whether it has worked.

What a defensible set of readings looks like depends on what you are reading. The county gives us four broad cases.

In the timber-floored terraces of Trowbridge and Westbury the monitoring points that matter are joist ends and the underside of the boards, not the floor surface. Joist ends built into a wall are the last thing to dry and the first thing to rot, so they set the sign-off date for the whole floor.
